Development Update at 17 College Crescent – 01/05/15
TSG have now largely completed the stripping out of the property and scaffolding has been erected to the front and rear elevations. The roof was inspected and it was found to be in good condition and will therefore not have to be replaced. Remedial work on the roof will involve, replacing damaged slates, re-rendering of the parapet walls and removal of roof aerials to no 17.
Planning is now underway for the kitchens and bathrooms layouts and accurate measurements were taken during the meeting. The chimneys were to be removed from the rear rooms on the upper floors, however, after striping out it now appears that their removal is not possible. The stack is shared and the resultant half brick thickness between our flats and next door’s flues is, in terms of fire protection, insufficient.
We have also established that there are no footings to the rear extensions between No’s 16/17 and 17/18 which will need to be investigated further by our structural engineer. Also, where we are removing the rear wall to the basement and installing a steel box section of 254 x 254mm, there appears to be no foundation/footing underneath the rear wall to support the new box section. This will also need to be investigated when the structural engineer is on site.
